How he behaves.

An assistant sitting in groups where clients and counterparty brokers appear has to be predictable. These are fixed, not settings.

Roger gets his own WhatsApp Business number from us. You add him to the groups you choose. That is the entire change your team experiences — nobody installs anything.

What he watches

He is built against DLD and RERA practice: Trakheesi permits, Form A, B, F and I, the three-brokerage limit, Madmoun QR requirements, escrow disclosure on off-plan and broker card validity. He is not a broker and never will be.

A listing goes out without a permit numberA property shared in a chat is an advertisement. He catches the missing Trakheesi number before it reaches a client, not after a portal takedown.
An off-plan post is missing what the law requiresDeveloper name, escrow account number, expected completion date — flagged back to whoever posted it.
Marketing starts before Form A is signedHe checks the form is on file for that unit and that the listing sits within the three-brokerage limit.
A permit or a broker card is about to expirePermits run 60 days. Listing authority, RERA cards and CEU deadlines tracked per broker, raised before renewal day.
The advert and the paperwork disagreeA price, unit number or size in the message that does not match the signed form is flagged as a mismatch.
Somebody asks him to confirm what he cannot sourceHe refuses to state a price, availability or approval he cannot trace to a document — and says so in the chat.

Advertising a Dubai property without a valid permit is not a grey area. Fines are reported at AED 50,000 per violation, with the broker card in play, and the portals verify permit numbers automatically. Roger's job is to make sure that conversation never starts.

What he will never do

He never pretends to be the brokerEvery client-facing message is signed as Roger, assistant to that broker. The client always knows.
He never speaks firstOnly in a group the broker put him in, only after that broker's quiet window has passed.
He never states what he cannot sourceNo price, availability or commission without a document or a listing behind it.
He never advises on valueNot price, not investment, not whether it is a good buy. That is your broker's job and your broker's licence.
He flags a risk, he does not decide itThe licensed broker signs. Always.
He never sends, pays or signsHe drafts the invoice, the chase and the reply. A person presses send.
He joins only where he is addedAnd leaves the moment he is removed.
He never files with a regulatorHe prepares the submission; a named person on your side makes it.

Where your data lives

Your Drive, your CRMDocuments land in your folders and your system. Roger keeps a record, not a copy of your business.
Nothing trains anythingYour deals, documents and client conversations are never used to train a model, ours or anyone else's.
One instance per brokerageYour Roger runs on his own number and his own isolated instance. There is no shared pool of your data.
Everything is loggedEvery action he takes is recorded and reversible by a named person on your side.
You can end it in a dayCancel any month. Take your folders and your records with you; we delete the rest.
Screening stays with your MLROSanctions screening runs as Wilco, not Roger — a separate watcher who is in no group and answers to nobody but the person accountable. He does not decide anything; he records and reports. Telling the broker would be tipping off, which is a criminal offence.

Nothing here is a setting.
