A property pasted into a WhatsApp group is an advertisement under Dubai law. Without a valid permit number that is a violation, and fines are reported at AED 50,000 per listing — for the agent and the brokerage. Permits run 60 days. Nobody in your office is counting.

My brokers won't use it.
They don't have to. Roger joins the groups they already work in — nobody installs anything, nobody logs in, nobody fills in a field. A broker who does nothing differently still gets every viewing, offer and document logged, because he reported it in the chat the way he always does. The last thing that asked your brokers to change was the CRM.
Is this legal or compliance advice?
No, and he says so in the chat when asked. He flags what does not match the rulebook — a missing Trakheesi number, a price that contradicts the signed Form A, an off-plan post without the escrow account. He never decides and he never signs. Your licensed broker does both, and the responsibility stays exactly where the regulator put it.
What happens when a broker resigns?
This is the reason most offices end up buying him. His phone leaves; Roger doesn't. You get the handover file the same day: every active client, when they were last spoken to, what was promised and never delivered, and which deals sit at offer stage. Then the pipeline gets reassigned and he is pulled from the groups.
Can he read everything in our chats?
He reads the groups you add him to, and nothing else. He is not installed on anyone's phone, he cannot join a chat by himself, and he cannot see a direct message between two brokers. Remove him from a group and he is gone from it — same as removing any other member.
Whose number is it?
His own WhatsApp Business line, provisioned for your brokerage during setup. Not a broker's personal phone and not a number shared with another office. If you leave, the number goes with the account.
Our brokers work in Arabic and Russian.
So does he — Arabic, English, Russian, Hindi and Tagalog, including voice notes. A client can write in one language and your broker answer in another; the deal record is the same record either way.
We only have four brokers.
Then the setup costs more than the first year is worth, for both of us. The minimum is 8 brokers — not to push you into a bigger plan, but because below that the five hours of configuration do not pay for themselves. Come back when you are at eight.
